We do not list everything on the market. We select what we would consider as investors ourselves, judging location, developer, documentation, build quality, price, rental potential and the quality of shared amenities.

Every development we offer is new-build and premium: pools, gyms, wellness areas, restaurants, coworking, padel and tennis courts, and round-the-clock security.

Why Nairobi

The regional headquarters city for East Africa, and the tenant base that comes with it.

Nairobi hosts the regional offices of international organisations and the East African headquarters of multinational companies. Tenants are corporate and NGO staff, embassy personnel, consultants on contract and business travellers. These are people with a company budget and an expectation of Western standards.

Kenya is also at an earlier stage of market development than more established destinations such as Thailand or Georgia, which can create opportunities for investors willing to look further afield.

What exactly you buy

The single most important difference from buying at home, and the one least often explained.

A non-citizen acquires an apartment in Kenya on a leasehold title, for a term of up to 99 years, renewable. The right is transferable, inheritable and registered with the state. It can be sold, bequeathed and mortgaged. This is not a tenancy.

Freehold is reserved for Kenyan citizens under Article 65 of the 2010 Constitution. A freehold title acquired by a non-citizen converts to a 99-year leasehold by operation of law.

Apartments in buildings under the Sectional Properties Act carry a registered Certificate of Lease for the individual unit. This is the cleanest legal form available to a foreign buyer, and the backbone of our offering.

The term runs from the date the title was created, not from your purchase date. That is why every listing shows the years remaining, not just the original term: ninety-six years and sixty-one years are different investments behind identical wording.

    Choosing the unit
    You and GKA

    Availability, floor, layout, view, handover date and price. Where there is room to negotiate, we negotiate with the developer.

  3. 03
    Letter of Offer
    Developer

    The developer issues a document setting out the unit, price, payment schedule and handover date. Payment and reservation terms depend on the developer. We go through them before anything is signed.

  4. 04
    Due diligence
    Advocate

    Your lawyer verifies the title and register entries, encumbrances, permits, outstanding land rates and, for projects under construction, the developer's completed track record.

  5. 05
    Sale Agreement
    Advocate

    The sale agreement is signed only after due diligence comes back clean. The transaction becomes binding at this point, not before.

  6. 06
    Handover and registration
    GKA and advocate

    On completion: unit handover, final payment and registration of title. The register entry closes the transaction.
